Two-Bed Apartment Renovation in Lytham St Annes
Complete dry-lining renovation of an apartment in an 1896 house: new layout, insulated linings, fire-protected ceilings, plastering and decoration.

Project overview
The house was built in 1896 and split into three apartments in the 1960s. We stripped out the old ceilings and plaster and rebuilt the apartment room by room, dividing the largest room into an en-suite, a bedroom and a bathroom.
Ceilings and fire protection
Existing ceilings were insulated between the old joists with 100 mm Rockwool slab and boarded with Siniat GTEC Fire Board, with fire foam to the perimeter and fire taping to all joints. New MF suspended ceilings (Hadley metal) added a further 100 mm of insulation, giving 200 mm between floors, with light boxes built around spotlights to prevent overheating.
Wall linings and partitions
Gypliner wall lining system with 195 mm and 295 mm brackets
50 mm Rockwool slab and foil vapour barrier to external and party walls
Siniat GTEC dB acoustic plasterboard, double-skinned on party and external walls
Partitions on 72 mm deep tracks with mastic-sealed tracks and abutments
Damp-resistant abutment detail against uninsulated external walls
Octagonal window bay and bulkhead formed in the lounge
Wet rooms, plastering and decoration
The bathroom and en-suite used moisture boards as the final layer and were tiled by others. Every room was plastered in Thistle Board Finish, mist coated and snagged under a task light, then decorated. Electrical work was carried out by our subcontractor, with an electrical safety certificate issued at handover.
