Manchester City Centre Office Refurbishment

During COVID-19 period, Drywall Machines have carried out some office refurbishment works. Common reason for these types of refurbishments – separating floor in to smaller rooms and less open space areas.

This office building was partially rebuilt, and partially it was left in original condition. Some windows and most of the existing ceiling were done years and years ago… To save some money it was decided to leave all rooms and areas without additional ceiling.

Our role wasn’t big on this job, but with our team we managed to deliver a lot of various areas and during these unprecedented times we were still moving ahead non stop.

As you could see from the pictures there were access floor built and to fix our partitions we needed to undo some rows of tiles to be able to fix to structural floor and floor fitting contractor was going after us to redo all floor tiles to fit new setting out.

Mostly on this project we were building partitions, bulkheads and letterboxes. There were few tasks and specific works done including fireprotection and sound proofing.

This small project was part of a massive development project in North of Manchester City Centre – NOMA. Project NOMA started in early 2012 or maybe even earlier, but in 2012 we heard about this development project and we were involved in it as individuals’ years prior forming Drywall Machines Ltd.

1st fix setting out and partitions building, what could be better in Drywall, but due to partial refurbishment, we were building around existing services and sometimes these services were so wide and some of them so tight to existing ceiling that we were struggling to fix head tracks…



During this project we needed to complete some Resilient (Res) Bar – installation and boarding, and due to specs and requirements we were fixing Res Bars on to Stud wall and boarding 1st fix on to Res Bars and only later when areas was handed over back to us we were boarding stud wall side.



Lots of small rooms like Utility room & Comms room on every floor. Lots of cable trays and other services were penetrating through our partitions. Most of these works were taking a lot of time and even if we were trying to push ourselves, progress was not much visible… Which always upsets… Room by room 1st fix was coming to the end! Even if we are in a rush, we always try to cut board neat – Measure twice – cut once.



On this project there were not much different wall types, so it was easy to understand what we are building and where.



All works at height were carried out from scaffold.

Good thing on this project – we were getting handovers from M&E quickly, so back boarding was following 1st fix.



Real problem on this job was loading… There were special team of labourers involved who were carrying boards through stairs, because there were no lift to suite our boards size.



During 2nd fix we usually do insulating and pattresses installation – these are very important tasks and must be completed accordingly. Sometimes there could problems with pattresses… and if this happens on site, Management team need to be prepared for delays and sometimes for extra costs, depends on actual situation.



When you have slab to slab height about 3m, you always end up with finishing partition with tops… and this part of 2nd fix would be most difficult…



Very important to keep your area clean & tidy, to reduce risks of falling or something else.

During this project we have used different methods of acoustic and fire protection such as acoustic barrier and angles, also some firebatt were done.

Acoustic angles were designed on this job to hide deflection gap and to maintain better acoustic performances due to no ceilings were installed. It was quite neat job due to final coated from manufacturer. Took us a while to complete on every floor… Especially with numbers of penetrations which we needed to cut round tight as possible. Tasks like these takes time, longer that you could think…



Various tasks require different materials and to achieve sound proofing properties under service floors , we had to install acoustic barrier where acoustic rating was specified. There was nothing special to do this task – cut, mastic bead, fit acoustic panel and mastic seal top, ready to fit tiles back!



Another task carried by Drywall Machines team – firebatt fitting. Usually task like this are being done by firestopping specialists, but from time to time we are doing it as well. Very important to check fire strategy drawings to make sure that everything is in the right place. Due to 1hr firewall we were asked to install firebatt under glass partition below service floor tiles.

Every project will include plenty of various builders works such as letterboxes, patching, rectification, remedials, cutting out and etc. During this small project we have done a lot of these works.



As you all aware from time to time you would need to do some service holes or letterboxes, especially if partition or bulkhead is part of Fire Strategy. Depends on setting out drawings it could be done before boarding or sometimes it needs to be done when 1st fix boarding completed, so M&E could make their mark up. Best option is always trying to fit your letterbox between two studs. Please remember that letterbox lining must be the same spec as actual partition, which means if wall is double skin – letterbox must be double skin as well. There are could be some additional requirements for letterbox lining, which could be found in site specifics.



Sometimes, letterboxes could be not above ceiling or somewhere at high level, these could be below floor level, if you have access floors on site. These types of under flooring letterboxes might be required depends on your project needs. This needs to be checked with fire strategy drawings and wall types acoustic requirements. I believe many fixers have seen letterboxes setting our drawing, where you need to do your 1st fix partitions and fit service holes before you start boarding. Otherwise, if these drawings issued late… this could lead to lots of extra hours spent on rectification works. Always check if there are any letterboxes requirements.



Cutting out using specific drawing to allow installation for other trades. There is nothing special or difficult to cut out part of existing ceiling, but sometimes this must be done according to specific request by others such as Main Contractor or M&E. Sending to do this job whoever could lead to unexpected result and could cost much more to patch it later on.



From time to time, we need to come back to some areas and do some rectification or patching works. It could be faults of our colleagues or faults done by other trades when they tried to do something like hole cut out and done it in a wrong place. These works taking a lot of time, because usually there is plenty of different type of obstructions above ceiling level.



What could be easier than boarding 1st fix partitions where you have no sockets to cut out? Unfortunately, there could be serious problems if done without good attitude. Metal studs could bend slightly and if your boards were cut to incorrect size, you could push partition while connecting T junction. Nobody ever notices this, until finish stage of the project – when it is time to fit tiles or furniture.



Nearly every site will have remedial works, sometimes these could be just simple boarding or it could be areas with difficult access and different penetrations such as M&E pipes and trays. Such works would need extra time and planning these works is a bit complicated – very difficult to predict exact time of completion to areas like these.



Every site is full of extra works such as patching. These bloody works are making headache to every manager and supervisor on site who is involved in paperwork to sign off area for the handover. These works taking a lot of time, especially if you are working in the area which is nearly finished – Final decorations and carpet is done… Nightmare…

Dry-lining elements such as bulkheads would be probably on every project. Sometimes bulkheads are built to cover something or if suspended ceilings needs to be installed at different level. Some of them are done just for decorative purposes.



On this project our bulkheads were meant to be built below glass partition. To complete this task, we were given height of the glass partition and our job was to build it straight and to make sure it is in level. To do this without bracing our bulkheads (reason for this is exposed space – no suspended ceilings were on this project), we were levelling each stud and fixing it from both sides. We have used automatic C clamps to catch make bulkheads plumb and in level. Also we have used HILTI green lasers to be able see laser beam during the day.



Most of bulkheads were boarded with 2 layers of boards, so it was very important to stagger joints to achieve solid and straight fix. Only various penetrations were slowing us down during working on this project.

Lytham St Annes - 2 bed Apartment Renovation

We are pleased to announce that finally we have completed Dry-Lining project to 100% completion. It was a long time since we have started in September 2021 and finished it in February 2022.

This house was built in 1896. Last refurbishment was done in 1960s, where house was split in 3 apartments. There were also few other small refurbishment works during last years such as bathroom renewal.

This house was built in 1896. Last refurbishment was done in 1960s, where house was split in 3 apartments. There were also few other small refurbishment works during last years such as bathroom renewal.

 

After fire protected ceiling was completed, we have started to fix wall linings using Gypliner wall lining system. For this system we have used 195mm brackets and 295mm brackets, also we have used 50mm Rockwool slab insulation for all external walls and party walls. Few times we needed to step from double board skin to single board skin.

 

Our next job was to divide large spacious room in to 3 rooms –> En-suite, Bedroom and Bathroom. We have set out all our rooms to make sure that they are square as per dry-lining tolerance. For partitions we have used some specific details when we have fixed studs to uninsulated external wall. Also we have used only deep tracks to form partitions and door opening.

 

As soon as electrical and plumbing 1st fix was completed we could start boarding -> 2nd fix stage. We have started fully closing Lounge room, where we have formed octagonal window bay dwarf wall and bulkhead, which was a bit complicated. As well pattresses were fitted for radiator. Prior boarding, we were fitting Vapour Barrier to every external and party wall using foil type VCL. Also every perimeter edge had a mastic seal for sound proof and air tight seal. Client’s request was to save old existing wood door and we needed to follow its shape with edge beads. Wall by wall we have closed this room and our next job was to form MF ceiling. Prior MF6 perimeter installation we have completed firetaping to fill all joints, screws and gaps above MF ceiling to improve sound proof and air seal. When metal works were finished, another layer of 100mm Rockwool slab insulation was fitted. Which gives us in total 200mm insulation between floors. Next job prior boarding needed to fix pattresses for smoke sensor and light. Finally we were ready to start boarding and for better sound proof we have used 15mm Soundshiled boards (Siniat brand). While boarding ceiling we have applied mastic seal bead to perimeter for better sound properties and air seal. Plastering was done afterwards.  On this job we have used Thistle Board Finish. We strongly advise to use plastering because it gives you extra layer of protection (2-3mm stone) which also improving fire protection for your project.

Nearly every room had the same spec. Only difference we had in En-suite and Bathroom, where we have used 12.5mm moisture boards as a final layer. Where ceilings were plastered by us and walls are fully tiled by others. Ceilings which had spot lights we needed to form light boxes to make sure that there will be no overheating which could result in a fire. Fire protection is our top priority.

When whole job was plastered, we have completed mist coat and plaster snagging. Also we have painted ceilings in white. Bathroom and En-suite ceilings had a special paint –> Dulux Bathroom white. Kitchen had also a special paint -> Dulux Kitchen. Other ceilings have been painted in Dulux White Matt.

 

It was very exciting project and finally we are ready to do another one!

Bathroom has been completed. Originally there were no bathroom in this place. Using methods of partitioning we have divided one large room in to three rooms.

We have started from demolition works. At the beginning we have stripped out old ceiling and old plaster.

Later on we have insulated ceiling between existing old wooden joists with 100mm Rockwool Slab Insulation and boarded it with 12.5mm Siniat GTEC Fire Board, also to maintain best fireprotection we have sealed the perimeter with fire foam and completed fire taping to plasterboards.

For better partition strength we have used only 72mm deep tracks on top and bottom, also mastic bead was applied to tracks and abutment studs.

We had a specific abutment detail when we were fixing abutment stud to external wall – uninsulated wall detail. Where we have fix two strips of boards to 70mm C Stud, DPM and mastic bead. Which will stop any damp or cold coming from the external wall bricks.

Brick walls had a wall lining installed. Where internal linings had no insulation, but external wall lining had 50mm Rockwool Slab Insulation and Novia Vapour Barrier (VCL) installed.

Party walls and external lining had 2 skins of boards, 1st skin was 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance and 2nd skin was 12.5mm Siniat GTEC Moisture Board. Internal lining had just single layer of 12.5mm Siniat GTEC Moisture Board.

To reduce height in the room we have made suspended ceiling – MF type, metal was supplied by Hadley brand. Also we have built light boxes for spotlights to prevent overheating. MF Ceiling was insulated with single layer of 100mm Rockwool Slab Insulation. 12.5mm Siniat GTEC Moisture Board was used on the ceiling.

Plastering was done only to the ceiling, because afterwards all walls were tiled in full. We have used Thistle Board Finish on this project. Afterwards we have mist coated ceiling and complete plaster snagging with task light for better quality.

Bedroom has been finished and we are ready to show you results. Since latest refurbishment dated back to 1960s there was small cupboard, which was used from other side as a sink base. During renovation process we have removed it.

We always recommend to do plaster snagging with task light to achieve top quality. Room was mist coated and plaster snagging was completed.

Finally, we were able to complete Final Decorations to this room. We have painted ceiling in White, by DULUX brand and Walls in Dimity 2008 by Farrow and Ball.

Plumbing, coving and joinery were done by other contractor. Electrical works were carried out by our sub-contractor. We have completed 1st fix, 2nd fix and many other connections of various electrical elements.

Lobby and Corridor were areas with numerous amount of details and finally we have been able to complete it. During demolition works we have found message from builders dated to November 1963 year – few pages from old newspaper.

Another tough job to strip out old ceiling and old plaster completely.

External lining had 2 skins of boards, 1st skin was 12.5mm Siniat GTEC Fire Board, just to use it because some boards were still available & 2nd skin was 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance. Internal lining had just single layer of 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance.

Old wood partitions were boarded with 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance, where entry wall had 50mm Rockwool Slab Insulation and Novia Vapour Barrier (VCL) installed and edge beading around old wooden window frame.

Another suspended ceiling – MF type to reduce height in the room, metal was supplied by Hadley brand. We have built light boxes for spotlights to prevent overheating. MF Ceiling was insulated with single layer of 100mm Rockwool Slab Insulation. 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance were used to board ceiling.

Plastering was done in full. We have used Thistle Board Finish in this room. Please note that plastering always gives you better properties for your walls and ceilings. We always recommend to do plaster snagging with task light to achieve top quality. Room was mist coated and plaster snagging was completed.

Also we have built light boxes for spotlights to prevent overheating. MF Ceiling was insulated with single layer of 100mm Rockwool Slab Insulation. 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance was used to board ceiling.

Plastering was done in full. We have used Thistle Board Finish on this project. Afterwards we have mist coated en-suite bedroom and complete plaster snagging with task light for better quality.

Finally, we have been able to complete Final Decorations to walls and ceiling. We have painted ceiling in White Matt, by DULUX brand and walls in Dimity 2008 by Farrow and Ball.

Plumbing, coving and joinery were done by other contractor. Electrical works were carried out by our sub-contractor. We have completed 1st fix, 2nd fix and many other connections of various electrical elements. Electrical safety certificate was issued upon handover to client.

Lounge with fireplace and octagonal window bay. Very nice shape room, but it was very difficult to follow existing sizes and build window bay as you can see now.

Party walls and external lining had 2 skins of boards, 1st skin was 12.5mm Siniat GTEC Fire Board, just to use it because some boards were left & 2nd skin was 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance. Internal lining had just single layer of 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance.

Octagonal window bay was formed from 70mm metal using tracks and C studs with braces. Insulated with 100mm Rockwool Slab Insulation and boarded with 2 skins of 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance.

Another suspended ceiling – MF type to reduce height in the room, metal was supplied by Hadley brand. Few pattresses were fitted for future fitting of smoke detector and feature lihght. MF Ceiling was insulated with single layer of 100mm Rockwool Slab Insulation. 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance were used to board ceiling.

Plastering was done in full. We have used Thistle Board Finish on this project. Please note that plastering always gives you better properties for your walls and ceilings. We always recommend to do plaster snagging with task light to achieve top quality. Room was mist coated and plaster snagging was completed.

Finally, we were able to complete Final Decorations to this room. We have painted ceiling in White, by DULUX brand and Walls in Dimity 2008 by Farrow and Ball.

Kitchen was our last room, to complete due to sink and toilet usage. As per old setting out it was Kitchen and Shower divided by timber frame partition probably done back in 1960s.

During demolition works we have removed old timber partition, old timber suspended ceilings and strip out old plaster from walls and old ceiling.

Existing ceiling was insulated between old wooden joists with 100mm Rockwool Slab Insulation and boarded it with 12.5mm Siniat GTEC Fire Board, also to maintain best fireprotection we have sealed the perimeter with fire foam and completed fire taping to plasterboards. During these works we have found that neighbour from upstairs had a water leak which was dripping. Issue was sorted prior insulating and boarding.

Brick walls had a Gypliner wall lining installed. Three linings had insulation 50mm Rockwool Slab Insulation and Novia Vapour Barrier (VCL) installed. Kitchen back wall had just 25mm Knauf Earth Insulation, the reason for this – allow enough space for kitchen units, to avoid clash with balcony door.

Three linings had 2 skins of boards, both skins used were 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance. Kitchen back wall had just single layer of 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance to allow kitchen unit fitment.

To maximise height in the room we have made suspended ceiling as tight as possible to existing ceiling. We have used MF type ceiling at this project, metal was supplied by Hadley brand. Also we have built light boxes for spotlights to prevent overheating. MF Ceiling was insulated with single layer of 100mm Rockwool Slab Insulation. 15mm Siniat GTEC dB Plasterboard with Acoustic Insulation performance was used to board ceiling.

Plastering was done in full. We have used Thistle Board Finish on this project. Afterwards we have mist coated en-suite bedroom and complete plaster snagging with task light for better quality.

Finally, we have been able to complete Final Decorations to walls and ceiling. We have painted ceiling in Pure brilliant white Matt Emulsion Easycare Kitchen paint, by DULUX brand and walls in White Scrubbable Matt, Easy Care by DULUX brand

Plumbing, coving, kitchen installation and joinery were done by other contractors. Electrical works were carried out by our sub-contractor. We have completed 1st fix, 2nd fix and many other connections of various electrical elements. Electrical safety certificate was issued upon handover to client.

Drywall Machines took part in the works on 3 Old Mills which was a long-term project
and is a part of Manchester’s history dating back 200 years.


Apart from refurbishment works, a new building has been constructed to link all 4
buildings comprising the project, which now consists of 4 large apartment blocks with
a private yard, a detached house and a semi-detached house in the middle.


Drywall Machines joined the project at the middle stage and helped to deliver it
despite all difficulties it presented.


The project had an unprecedented number of complexities for all trades involved.
Just to name a few:
– We had to keep track of all changed drawings due to their multiple revisions.
– The dry-lining project pack had the largest ever number of details, specs and
types of ceilings and walls.
– We had to make sure we complied with the British Standards and maintain
fire protection and soundproofing. It was achieved with the help of British
Gypsum engineers.


Despite the very complex nature of the project, we have managed to keep the
number of accidents very low. The few minor incidents that happened were fully
investigated to prevent further issues.


We would like to thank all the trades that were involved in this project, which can be
called the most complicated job Drywall Machines have ever taken part in.

This project in Manchester City Centre might be visually another large tall building when you are looking at it from outside. But when you were involved in this construction project you could know what has been done there…

This building consists from:

SPA on the Ground Floor with large swimming pool.

Own garden at the South side.

Town houses which are located from Ground till 2nd floor for a whole length of the building (3 blocks).

High level ceilings and windows on the whole 3rd floor.

Various types and design of apartments through the building.

Penthouses in each block.

This job was 100% Luxurious design! Works were carried out during COVID-19 period. Masks were required to be worn even at the workplace, especially if you work close to your colleague. Regular tests were in place to keep site safe.

Drywall Machines has carried out works such as:

Dry-lining

Setting Out

Shaft walls building – such as smoke shafts and service risers.

1st fix works – such as metal framing and boarding. Party walls and internal partitions.

2nd fix works – such as vapour barrier installation, insulation fitting and boarding.

MF ceilings framing and boarding including mastic seal bead to perimeter for better sound protection and air seal.

Rectification and remedial works – such as patching and other works to complete apartments after M&E issues.

We have been using Speedline spec on this project and British Gypsum boards. Our labour numbers on this project were at 15 fixers maximum during peak time. We are always happy to supply workforce to our existing clients and we are always welcome new clients.
