Type: Water damage refurbishment in a new-build multi-storey

Client: Private homeowner (two affected apartments: 1-bed & 2-bed)

Following a specialist strip-out of mould-affected boards caused by the water damage on the party wall between two apartments, our team delivered a fast-track reinstatement with improved acoustic, moisture and fire performance — all within a live building with residents in occupation.

Scope of Works:

  • Removal of rusted metal where contamination was suspected; reinstatement with fresh metal and resilient bars.
  • Insulation: 70 mm Rockwool slab to party wall for acoustic performance.
  • Boards: Double-skin British Gypsum SoundBloc MR 15 mm (moisture-resistant, blue) to both sides of the fire-rated partition.
  • Moisture-management details: 200 mm Knauf AQUAPANEL® rips at the base of first skin; plasterboards raised 5 mm above slab to prevent wicking.
  • En-suite: Full wet-area lining in Knauf AQUAPANEL®, then tiled throughout.
  • Finishes: Fire-taping using Siniat SmartMix, plastered with Thistle MultiFinish (single-bed apartment) and fire-taped areas to en-suite.
  • Detailing upgrade: Rebuilt external wall abutment detail in line with current guidance to reduce cold draughts

 

Programme & Constraints

  • Duration: 7 days dry-lining + 5 days bathroom refurbishment.
  • Time-critical: Tenant in the 1-bed was rehoused in a hotel by the agent — zero tolerance for slippage.
  • Logistics: City-centre loading, manual carry ~50 m from lift lobby; boards cut to 1.8 m to fit lift.
  • Procurement challenge: Non-standard 15 mm SoundBloc MR required multi-supplier coordination. 

Team & H&S

  • Crew: 2 fixers, 1 plasterer, 1 tiler/decorator.
  • RAMS, inductions and live-building protocols observed; dust and noise controls; clean handovers per flat. 

Technical Highlights

  • Acoustic targets & compliance supported by Rockwool + double-skin MR SoundBloc system.
  • Fire-rated partition rebuilt to manufacturer system spec (double 15 mm each side).
  • Wet-zone robustness with AQUAPANEL® and moisture-break detailing (AQUAPANEL® base rips + 5 mm board lift). 

Results

    • Absolute clean finish with improved acoustic separation and moisture resilience.

We recently completed an extensive extension and partial renovation to an existing property in Cheadle, Greater Manchester, working on behalf of a private property investor.

Scope of Works:

This full-package project involved both structural and finishing trades:

  • Demolition & Strip-Out

  • Roof Insulation using high-performance PIR insulation boards

  • Dry-Lining (1st & 2nd Fix) with complex angles and sloped ceilings

  • Media Wall Installation as a bespoke living room feature

  • Plastering to all walls and ceilings, and Tape & Jointing to sloped ceiling only due to complexity of floating with skim

  • Joinery & Bespoke Kitchen Fitting

  • Final Decoration & Detailing

Project Complexity:
This wasn’t a standard square-box build. The structure involved multiple angled returns, and we took a precision-first approach to reduce visual angles, achieving clean and continuous lines. High-level works required both technical skill and careful execution to maintain symmetry and flow, especially around feature elements and sloped ceilings.

Timeframe:
Although the project spanned approximately 9 months, this was due to various external factors. For this scope, a more typical timeline would be closer to 6 months under ideal conditions.

Result:
The client was absolutely delighted with the final result, and we’re expecting their formal review shortly. From structural integrity to visual finishes, this property is now fully prepped for either resale or rental investment.
